Stamp duty land tax first time buyers
As from 25 March 2010 SDLT for purchasers of residential property at up to £250,000 will be exempt from stamp duty where the purchaser or all the purchasers are first time buyers and intend to occupy the property as their only or main home.
This Stamp Duty relief will end on the 25 March 2012.
The conditions to qualify for the relief are as follows:
- The property in question must be a residential property
- The purchaser/s must intend to occupy the property as their only or main residence
- The purchase price must not exceed £250,000
- The purchaser/s must not , either alone or with others have previously acquired an interest in land which included residential Property, or an equivalent interest in land situated anywhere in the world.

- A new rate of SDLT for expensive properties
At present the highest SDLT rate of 4 per cent applies to purchases where the consideration exceeds £500,000. Legislation in Finance Bill 2010 will add a new rate of 5 per cent for transactions in residential property where the consideration for the transaction exceeds £1 million. The new higher rate will apply to residential purchases where the effective date (normally the date of completion) is on or after 6 April 2011. - posted 25.03.2010
- The Employment Rights Act 2008 abolishes the statutory dispute and grievance procedures as from 6 April 2009. They are replaced by a new ACAS Code of Practice which will be taken into account by Employment Tribunals when reviewing procedures.

- From 1st October 2008, any property which is sold or rented must have an energy performance inspection carried out and the energy performance inspector will produce an EPC.

- As from 6th April 2008 it is no longer necessary for private companies to have a company secretary. However an existing company that is thinking of doing without a secretary will have to check its articles and the company will not be able to dispense with any such requirement.
